The Ideal Rental Application

1. Tell us who you are

 - Complete the application form (click on download button below)

- Provide 100 points of identification

- EACH ADULT WHO WILL BE LIVING AT THE PREMISES MUST COMPLETE THE APPLICATION

2. Tell us where you have lived

- Provide proof of current and previous residence

- Provide rental references and let them know to expect our call

- Provide rental ledgers (ask your previous agent for a copy)

3. Tell us how you will pay the rent

- Provide documents proving your sources of income, pay slips, bank statement, Centrelink statement

Emergency Repairs

After hours calls should be for emergency matters only- 0488 050 066. Our property management office hours are 9:00am to 5.00 pm Monday to Friday. Our contact number during office hours is 03 5943 8000 and email address is pakenham@ljhooker.com.au

Please note emergency matters are as follows:

•    A burst hot water service
•    A blocked or broken toilet system
•    A serious roof leak
•    A gas leak
•    A dangerous electrical fault 
•    Flooding or serious flood damage
•    A failure or breakdown of any essential service or appliance provided by the landlord for hot water, water, cooking, heating or laundering
•    A failure or breakdown of the gas, electricity or water supply
•    Any fault or damage in the premises, including fittings and fixtures, that makes the premises unsafe or insecure
•    An appliance, fitting or fixture which is not working properly and causes a substantial amount of water to be wasted
•    A serious fault in a lift or staircase in the rented premises

The above must be reported to the agent immediately, 

Please note that we do not do after-hours call outs for lost keys or keys locked in properties.  Should you lose your keys during office hours we will may be able supply you with a key if possible.  For security reasons, if you lose your keys out of office hours, you will need to call a locksmith.

As stated under the Residential Tenancies Act, maintenance issues (unless EMERGENCY) should be given to the managing agent in writing. Inside your ‘Tenancy Pack’ you will find ‘Maintenance Request’ forms for use regarding non-emergency matters
